I’m Hiroo Mori, and I’ve recently
had the honor of being appointed to the position of Chairman of the ULI
Japan Council. Over my two-year tenure, I intend to make every effort to
further develop this organization. I’d like to express my
gratitude in advance for the cooperation and support I know I can expect
from all ULI Japan members.
There were drastic changes in the environment surrounding
Japan’s real estate business last year. It is beset with issues,
including the transformation of real estate into financial products such
as J-REITs and securitization, and the subsequent globalization of the
influx of foreign capital into Japanese real estate, as well as the
sudden cooling off of the flow of funds from abroad due to the subprime
loan issue.
Naturally, these issues are not exclusive to real estate – they
are also staring Japan’s economy right in the eye. Amidst these
conditions, the role ULI Japan must fulfill will potentially expand, and
I believe that opportunities to be utilized by all member companies will
gradually increase. Through the exchange and sharing of information on
industry developments domestically and overseas, it will likely become
possible for us to ascertain the direction we should proceed.
I feel it is my mission to ensure the smooth operation of ULI Japan,
and make this a meaningful organization for all members, and to
construct an open framework within which everyone can proactively take
part in the two annual conferences and the host of other activities.
During the tenure of outgoing Chairman Watanabe, membership including
those from foreign corporations grew to nearly 500. Furthermore,
operational rules for ULI Japan were established. I feel there has been
tremendous organizational development over the past two years. I hope to
further extend this development, and to enhance the significance of ULI
Japan in the eyes of all involved.
I look forward to a very challenging and equally rewarding term in
office. Thank you very much.
