ULI Project Analysis Session
A multidisciplinary team of ULI members will review a proposed urban
regeneration project for the city of Istanbul. This two and a half hour
session will provide a review of the city’s project plan and an
implementation development strategy for moving the project forward.

Dolmabahçe Palace
Enjoy an evening with old friends and new business associates as we
kick off the trends conference in one of the world’s most
magnificent palaces. Built by the son of Mahmut II, Sultan
Abdülmecit, the Dolmabahçe Palace stands today where the
Argonauts anchored their fleet during their quest for the Golden
Fleece.
The 2005 ULI European Awards for Excellence winners will be announced
during the reception.

Welcome and Opening General Session: Turkey: Rising Star?

Istanbul topped the Urban Land Institute/PricewaterhouseCoopers
Emerging Trends in Real Estate Europe® 2005 survey for best
development prospects as compared with other developing markets. The
start of European Union accession talks is a key vote of confidence in
Turkey’s future and a stimulus to investment and development
interest. Is the rise of Turkey the prototype of regional opportunity?
What are the key issues and realities for Turkey and the region as well
as the implications for the rest of Europe? Wolf will share his
perspectives on how globalisation can work, focusing in particular on
the prospects for Turkey’s economy.

Demographics and migration are key drivers of structural demand for

closely resemble the west, they must also contend with significant
migration outflows. What are the far-reaching consequences for property

The conference will close with this invitation-only event at 360
Istanbul. Perched at the top of the Misir Building, one of the highest
structures in Beyoğlu, this contemporary restaurant takes its name
from the magnificent 360-degree view of Istanbul it provides. A glass
curtain opens to become part of a large covered terrace overlooking the
Bosphorus. Views of the Topkapi Palace and the Golden Horn can also be
seen from this spectacular venue.

Historic & Modern Faces of Istanbul
In conjunction with this year’s conference, ULI Europe has
organised an optional tour of the historic and modern faces of Istanbul.
The tour will encompass the old, with sites like the intriguing covered
bazaar, and the new, with award-winning real estate projects, to give
you a comprehensive view of this wondrous city. It will also feature an
unforgettable boat excursion between the two continents of Europe and
Asia and will feature a tour of the central business district. At lunch
time, the boat excursion will start from Halic (the Golden Horn) and one
of the stops will be the Haydarpas¸a Railway Station regeneration
project of Istanbul Greater City Municipality. Presentations include the
country’s top developers offering their insiders’ views of
the most famous retail, residential, and mixed-use projects Istanbul has
to offer.

conjunction with this year’s conference.

The Magnificent City
Full day tour including lunch
Explore Istanbul in a manner few get to experience. The tour will
commence at the Hippodrome, and the Blue Mosque, famous for its six
minarets and magnificent interior with blue tiles. Then continue on to
the Museum of St. Sophia. Hagia Sophia, first built in 360 A.D. is one
of the most magnificent monuments of Byzantine culture. Once a church,
it later became a mosque. Now a museum for tourists of all nationalities
and faiths, it once served as the centre of the Eastern Christian
Church. The morning will end with a visit to the Underground Cistern
built in the 6th century.
Lunch will be at the Sarnig Restaurant, close to the Topkapi Palace.
Here one of the city’s finest examples of traditional Turkish food
will be served.
After lunch, a visit will be made to the Topkapi Palace, the former
imperial residence and the seat of government during the Ottoman period.
Today, the palace is a one-of-a-kind museum with one of the largest
collections in the world of Chinese and Japanese porcelain and the
famous treasury of the Royal Family, which includes the Topkapi dagger,
and the Spoonmaker's diamond, one of the largest diamonds in the world.
The day will end with the opportunity to do some shopping at the
historic Spice Market and the Grand Bazaar. (The shopping portion of
this tour is also available as a half-day tour on 4 June. See next page

Shopping in the Old Times
Half day tour
The tour will start with a visit to the Spice Market. Mystical smells
of various spices surround you as you stroll through shops selling dried
fruit, vegetables, flowers, and sweets. The next stop will be the Grand
Bazaar. One of the word’s most picturesque and enchanting bazaars,
it is the world’s first covered bazaar. It was built in the
14th century. The bazaar occupies 31 hectares and contains 4400 shops,
18 fountains, 12 mosques, one school, and one hamam. After a brief
explanation of the structure of the bazaar, the streets, shopping rules,
payment, bargain culture etc., guests will be given one hour to explore
and shop.

Cruise the Bosphorus
Private boat cruise and Ortaköy district
Cruise the Bosphorus on this private tour. See such sights as the
Maidens Tower, the magnificent Dolmabahçe Palace; the green parks
and the imperial pavilions of the Yildiz Palace. The tour will stop at
the Beylerbeyi Palace located on the Asian side, to visit this summer
palace of the Ottoman sultans. A smaller version of the Dolmabahçe
Palace, it is filled with antiques, original carpets, clocks,
porcelains, silvers, breathtaking decorations and has beautiful gardens.
The tour will end in Ortaköy. Every cosmopolitan city has a
district like Ortaköy: Montmarte in Paris, Leicester Square in
London, Kartnerstrasse in Vienna. Located right on the Bosphorus,
Ortaköy is a district featuring cafes, bars, local shops and stands
selling souvenirs, beads, homemade cakes, and decorative objects, all
located inside the narrow streets where no cars are permitted.

A Hamam Party
Half day tour
The tradition of the Turkish bath extends far back. The Turkish bath
has always been much more than just a place to cleanse the skin. It is
intimately bound up with everyday life. Experience this luxurious custom
at the exclusive and historical Cağaloğlu Bath, a reserved
bath salon. Here you will be welcomed by belly dancers as you enter and
a dance show will be performed during the bath treatment.
