Overview

Property markets in Europe, and Spain in particular, have enjoyed unprecedented growth over the past decade. Some suggest that the party is over and that the hangover will be long and painful. Others believe that current turbulence is a ‘correction’ and that fundamentals are sound. The one thing that is certain is that both the challenges and the opportunities of the next decade will be different from those of the last. The developers, investors and advisors who can best anticipate and adapt their strategies will prosper, those that ignore change will risk ruin.

This conference will explore the implications of current trends for property companies and professionals. How are leading companies positioning themselves not just weather the storm, but profit from it? Is now the time to focus or diversify, to buy or to sell, seek shelter or go for it? Keynote Speaker

Leslie Crawford
Chief Correspondent, Financial Times, Madrid, Spain

Crawford joined the Financial Times in 1990 as Chilean correspondent when she made public the transition towards democracy.  In 1993, she became the correspondent for Africa.  She traveled constantly, covering the intervention of the United Nations in Somalia, strikes on the state of Nigeria and genocide in Rwanda.  Towards the end of 1994, she was appointed Mexican correspondent at the same time that an economic crisis was unfolding due to the devaluation of the peso.  Twoards the end of 1998, she returned to London, and became a joint director of the critique and analysis department.  In June 2000, she was named chief correspondent in Spain where she remains today.  Crawford has been a consultant of human rights issues for the Ford Foundation and contributes to articles to the Journalists Protection Committee in New York.

The world’s financial markets are in turmoil over the U.S. sub-prime lending crisis. High-risk mortgages in the U.S. were repackaged and sold to investors, including many banks, throughout the world. And now, banks will not lend to each other because no one knows who is holding sub-prime risk.

How long might the credit squeeze last? How will it affect the Spanish financial system and its ability to continue extending credit? Spanish banks say they have no sub-prime mortgages on their books, but is this really so? How resilient is the quality of the mortgage portfolio to further hikes in interest rates and/or a rise in unemployment?

Real estate companies – already hit by oversupply and cooling demand – are clearly being affected by the turn in investor and banking sentiment towards the sector. What are the best strategies for survival in this hostile environment?
