Overview
Property markets in Europe, and Spain in particular, have enjoyed
unprecedented growth over the past decade. Some suggest that the party
is over and that the hangover will be long and painful. Others believe
that current turbulence is a ‘correction’ and that
fundamentals are sound. The one thing that is certain is that both the
challenges and the opportunities of the next decade will be different
from those of the last. The developers, investors and advisors who can
best anticipate and adapt their strategies will prosper, those that
ignore change will risk ruin.
This conference will explore the implications of current trends for
property companies and professionals. How are leading companies
positioning themselves not just weather the storm, but profit from it?
Is now the time to focus or diversify, to buy or to sell, seek shelter
or go for it? Join the ULI Barcelona for a timely, thought provoking and
candid look at how best to prosper in challenging times.

Too Hot to Handle?
Spanish Property Markets in a European Context
An “untouchable” market was how this year’s
Emerging Trends in Real Estate Europe described Spain. Join us for this
debate on whether the heat of the Spanish market is cooling
investors’ intentions and which other countries are benefiting as
the Spanish market enters a challenging part of the cycle. Emerging
Trends Europe is an annual survey produced jointly between the ULI and
PricewaterhouseCoopers.
11:15-12:30
Managing Change
Diversification or Back to Basics?
The challenging market is dividing the domestic industry. Some
Spanish investors are expanding into new markets across Europe while
others think reinvention and repositioning their companies will enable
them to capitalise on changing domestic markets. What are that
motivations and rationale behind these very different business
strategies?
12:45-14:00
Global Capital Markets Turmoil
What it Means to European Real Estate Markets
How real is the debt market crisis? How will it affect investment and
does it signal an end to the long bull market in real estate. This
session will explore the challenges and opportunities created by capital
markets turmoil.

Luncheon and Keynote Presentation
The International Credit Squeeze and Its Impact on the Spanish Real
Estate Market
Featuring: Leslie Crawford, Chief
Correspondent, Financial
Times, Madrid, Spain
The
world’s financial markets are in turmoil over the U.S. sub-prime
lending crisis. High-risk mortgages in the U.S. were repackaged and sold
to investors, including many banks, throughout the world. And now, banks
will not lend to each other because no one knows who is holding
sub-prime risk.
How long might
the credit squeeze last? How will it affect the Spanish financial system
and its ability to continue extending credit? Spanish banks say they
have no sub-prime mortgages on their books, but is this really so? How
resilient is the quality of the mortgage portfolio to further hikes in
interest rates and/or a rise in unemployment?
Real estate
companies – already hit by oversupply and cooling demand –
are clearly being affected by the turn in investor and banking sentiment
towards the sector. What are the best strategies for survival in this
hostile environment?
