Many U.S. downtowns and suburban business districts have seen tenants and residents move to new metropolitan locations—just as in downtown São Paulo and the city’s regional business districts which have followed the same pattern. In this session, we will explore the successful techniques and projects that have been implemented, or are being implemented, in cities around the world to increase residential populations and densities in these business districts, thus reinvigorating the tax base and re-creating the vitality of a true urban village.

Lending over 20 billion U.S. dollars every year, the World Bank has as one of its key mandates, the reduction of poverty. In this keynote address, Campbell will demonstrate how both the World Bank and ULI are focused on the growth of cities. He will also look at how we can create real estate value and sustainable tax income streams that can be reinvested in these cities to create more livable, better-designed and more cost competitive metropolitan areas. Hear how harnessing this growth can serve to increase the dividend on the World Bank's lending program and what that means for Latin America and Brazil.

In conjunction with this year’s conference, ULI and SECOVI have organized an optional mobile workshop tour of two development projects in metropolitan São Paulo that have created real estate value—Century Plaza, developed by Brascan; and the Genesis, developed by Takaoka. Come and learn from these projects how to create real estate value from dramatic rates of urbanization.
Century Plaza Brascan
Brascan Century Plaza is an innovative architectural complex located at a high-class district in Sao Paulo with three towers. It was designed for large corporations, commercial offices, and housing and lodging flats, integrated by an open mall offering leisure and shopping options to its users. The development introduced in Brazil the “multi use” concept, and it was awarded with the “Prix d’Excellence 2005” by FIABCI.
The Gênesis Takaoka
The Gênesis Project is unique in its approach to creating a more sustainable urban environment. By eschewing the traditional Brazilian approach for urbanization of a land plot which begins with the removal of all vegetation legally allowed and replacing just a small fraction of the lost vegetation with new plantings, Takaoka was able to increase the amount of Atlantic forest by an average of 24.8% while still receiving a comparable return on investment. (In the case of Gênesis I, the inflation rate was 40%, certificates of inter-bank deposit were 48% and plot prices were raised by 80%). See firsthand how Takaoka was able to achieve this remarkable feat.
