Before taking on his new position as TSP leader in Brazil, Citron was the Chief Financial Officer of Brazil Realty for five years where, in addition to his finance responsibilities, he coordinated areas such as Strategic Planning, New Business and Investor Relations.

He was responsible for the company's IPO, in a global ADR transaction, for the issue of eight year term Eurobonds, the first one ever for a Brazilian real estate company, and for the creation and implementation of the first Brazilian Retail Real Estate Fund.

Kelley is the principal and cofounder of Shook Kelley, a design firm specializing in brand strategy and consumer behavior for retail and consumer-based companies. Trained as an architect, Kelley realized early in his career that not all problems could or should be solved through the discipline of design alone. In 1992, he and his partner, Terry Shook, created a firm that merges the best practices of marketing, branding, architecture, urban planning, communication design, consumer psychology, and cultural anthropology into one integrated approach called Perception Design.

As a self proclaimed “antiarchitect,” Kelley’s specialty is getting inside the mind of consumers and figuring out how the physical environment affects a consumer’s choice, comfort, retention, and purchase behavior. Regardless of whether you represent an urban district, retail store, food venue, or leisure destination, this is skill and technology that anyone trying to attract and convene people can benefit from. Kelley’s recent client list includes Whole Foods, Kraft, Kroger, Coca-Cola, SeaWorld, Kapalua Resorts, Harley-Davidson, and Nabisco.

Beasley is co-director of planning and director of current planning for the City of Vancouver.  Over the past twenty eight years of civic service, he has also been the city’s senior community planner in charge of neighborhood revitalisation and director of the Vancouver Legacies Programme, raising $3.5 million from the private sector for civic projects.  Among his accomplishments, are a variety of innovative new land use and transportation plans that are dramatically reshaping Vancouver’s inner city. 

Beasley chairs the National Advisory Committee on Planning, Design and Realty of Ottawa’s National Capital Commission.  He regularly advises other Canadian municipalities as well as cities worldwide.  He was recently appointed a Member of the Order of Canada, the country’s highest honour for lifetime achievement.  He has also been honored by the United Nations, the Royal Architectural Institute of Canada, and the Canadian Institute of Planners.

The Anatomy of the Deal – Recent Real Estate IPOs in Brazil

In his address to the 2006 ULI Latin America conference in Miami, chairman of the Board of Equity Group Investments, Samuel Zell, said that Brazilhas an emerging permanent finance industry that, in his view, provides the best risk/return ratio of any country in Latin America. There is little doubt that Brazilhas seen some very successful real estate IPOs recently (such as GAFISA S.A. IPO which opened 20 times oversubscribed) and will see more in the future. Fabio Nogueira and his panel will take you into the anatomy of some of these deals and explain just how they were conceptualized, structured, and delivered. This unique window into the emerging real estate capital market in Brazil and the opportunities it provides to both global investors eager to diversify their investment portfolio or domestic owners and investors eager to pursue new opportunities in wealth creation, promises to be one of the highlights of this conference.

The NiteroiComprehensive Plan—Unlocking the Hidden Values of a City

The city of Niteroi is currently undergoing a period of rapid urban growth.  This growth has created a need for a strategic approach to growth management. To satisfy this need, the Mayor of Niteroi, along with the city planner, and several outside specialty consultants, has developed a twenty-year comprehensive plan. The resulting plan provides the basis for short- and long-term private investment by identifying and prioritizing growth patterns to allow the most urgent and achievable public and private projects to begin almost immediately. The success of these projects will then help create heightened economic value within the city by increasing real estate value and the tax base and creating a sustainable economy rooted in a dynamic vision.  Come hear, from the players involved, how this was achieved.

Mobile Workshop to Curitiba, Brazil

Larry Beasley, Co-director of planning for the city of Vancouver; , Luis Fragomeni, President of the Institute for Research and Urban Planning of Curitiba; and Bob Dunphy, ULI’s senior resident fellow, transportation and infrastructure will lead a mobile workshop to Curitiba, departing by plane from Sao Paulo, spending the day studying successful development around transit in Curitiba and then returning by plane to Sao Paulo that afternoon.
