Financial markets and geopolitical conditions constantly affect the flow of capital around the globe. What property types and regional markets will investors favour? II. Competing for the Future: Cities on the Worldwide Stage
The great cities of Europe are renowned for their quality of life. Can they retain that reputation as the characteristics that define quality of life evolve? Technology, innovation, and labour skills have all changed the criteria of what makes a city viable. Building on last years programme, this session will continue the discussion on how characteristics such as urban sustainability, the growing Asian influence, and political and economic integration play into competing for the future. Discover whether European cities can compete with emerging cities around the world and what impact the enlargement of the European Union will have on current “success” stories.

III. Why Europe Matters: The Effects of Expansion, Policy, and Regulation
Decisions in Brussels have far-reaching consequences for the property industry in Europe. At the same time, the recent addition of ten new countries to the European Union presents new possibilities. Why does it matter if the German market falters? With the largest property market in Europe, Germany holds tremendous sway over the overall outlook for Europe. As Germany goes, so goes Europe. 2004 has been a challenging year for the German property market. Many experts feel the market has reached the lowest level in over a decade. Fundamentals were stubbornly weak. New development was practically non-existent. Open-ended funds were rocked by allegations of overvaluation. What will the implications be for other markets where German funds have invested? If the situation is so bleak, why are so many investing? Are positive changes in GermanyÍs general economic conditions behind this seemingly unfounded confidence? Is this the beginning of a crisis, an opportunity, or both? Leaders from the German real estate industry will be joined by global real estate players to explore the future of EuropeÍs largest market.

In conjunction with this year’s conference, ULI Europe has organized an optional tour of three excellent examples of regeneration in Paris. You will tour both mixed-used and large scale projects, learning about their design, development, history, financing, marketing, and much more.

The tour will include the following projects:

Le Centorial

Situated in the heart of the financial district and bordering the Opera, Galleries Lafayette, and Printemps, the Centorial offers 38,000 square meters of office space with natural light diffused throughout. The Centorial regeneration project was begun in January 2001 by AIG French Property Fund for DEKA Immobilien Investment GmbH .

The architecture of the Centorial takes into consideration both style and efficiency, marrying steel and glass within the context of a traditional Parisian building featuring sweeping glass-vaulted ceilings and grand corridors along with all the amenities of a modern office complex.

Paris Rive Gauche

Not since the ‘grands projets’ of Haussman in the 19th century has Paris witnessed a development on the scale of Paris Rive Gauche. Situated in the 13th arrondissement, running from the Gare d’Austerlitz to Massena, the Seine to the rue de Chevalert, this mixed-use development houses over 4,000 residents and welcomes 15,000 workers each day.

An excellent example of a lively, thriving urban regeneration project, Paris Rive Gauche is planning further growth with housing eventually for 15,000, a target of 60,000 jobs, and 30,000 students and academics visiting each day.

NEO, 14 boulevard Haussman

Located in the heart of the prime shopping district and close to the Gare Saint-Lazarre, NEO is an ideally situated state-of-the-art building featuring cutting-edge technology and over 31,000 square meters of redeveloped office space.

A Hammerson project, the building features an upscale, typically Parisian Haussman facade, grand entrances, and a monumental atrium, with every part of the building bathed in daylight

IPD

IPD is a global information business, dedicated to the supply of independent market indices and portfolio benchmarks to the property industry. The Investment Property Forum is recognised as one of the leading specialist property industry bodies in the U.K. It comprises an influential network of senior professionals all active in the commercial property investment market. About ULI

ULI-the Urban Land Institute is a nonprofit education and research institute that is supported by its members. Its mission is to provide responsible leadership in the use of land in order to enhance the total environment.

ULI sponsors education programmes and forums to encourage the open, global exchange of ideas and sharing of experience; initiates research that anticipates emerging land use trends and issues and proposes creative solutions based on that research; provides advisory services; and publishes a wide variety of materials to disseminate information on land use and development.

Established in 1936, the Institute today has more than 23,000 members in 80 countries, representing the entire spectrum of land use and development disciplines.

ULI's activities in Europe are diverse, frequent, and of high quality. The annual Property Development, Investment, & Finance Conference held each January in Paris attracts more than 450 leaders from Europe and North America. ULI also sponsors an annual property trends conference each spring, as well as an array of policy forums, leadership retreats, advisory services panels, and other events. Product-sector councils meet twice annually to discuss office/mixed-use, retail/entertainment, urban renewal, and resort/development issues. Currently, ULI has District Councils operating in 12 locations across Europe.
