Workshop moderator: Michael Joroff, Senior Lecturer, Dept. of Urban Studies & Planning, MIT, Cambridge MA, USA
Dennis Frenchman, Dept. of Urban Studies & Planning, MIT, Cambridge MA, USA
William Mitchell, Design Laboratory, MIT, Cambridge MA, USA
The 21st century is witnessing the emergence of a phenomenon—a new generation of very large-scale projects, deliberately located at the intersection of real estate development, technology and urban design. These “New Century City” developments, found in such diverse places around the world as Helsinki, Cambridge (USA), Zaragoza, Seoul, Belfast, Singapore, Salford (UK) and Copenhagen, typically have the following characteristics:
- They are large scale, mixed use developments
- They promote innovation to achieve significant social and economic value for their host cities and, in some cases, countries
- Information and media technologies are woven into the fabric of the projects
- They are eminently “livable”
- The public, private and institutional sectors are intertwined
Workshop Agenda:
Three facilitated panels/workshops, each followed by extensive discussion:
- Driving industry development and aligning with real estate intent, strategies, obstacles and lessons
- Physical and digital infrastructure - what, who invests?
- Building and managing complex partnerships agreements, skills, deals, risk sharing
Lunch Speaker: Kristina Axén Olin, Mayor of Stockholm
Kristina Axén-Olin has served as Mayor of Stockholm since 2006. From 1998 to 2002, Mayor Axén Olin held the position as Vice-Mayor of Social Affairs in the City of Stockholm. During the last four years she has been Vice-Mayor and Vice-Chair of the City Executive Board.
Stockholm has been a leader in promoting green initiatives since implementing its first environment programme in 1970s, and in 2006 it became the second European city to implement a congestion charge. Stockholm aspires to be the most transit-accessible capital in the world and entirely free of fossil fuels by 2050. With Hammarby Sjöstad, a comprehensively planned urban development that integrates energy, water, and waste management systems, Stockholm is a model for other cities working to provide housing and economic opportunities while minimizing the impact of development to the environment.

Rethinking the Future—Seeing Beyond the Clouds
The optimism of the last decade has given way to uncertainty and anxiety. What once was seen as a ‘correction’, limited to overheated capital markets has morphed into a crisis. Is this just another cycle or something deeper? How bad will it get? Will it affect me? When will it end? What will markets look like after the crisis? This session will dissect the present to diagnose the future. Examine the interconnection between capital markets and the ‘fundamentals’ that drive our industry.

Driving Change—Influences Shaping Cities and Real Estate
I. Globalization—Rewriting the Rules
Real Estate was one of the last industries to benefit from globalization. During the good years "a rising tide lifts all boats". Low tide demands creative strategies from investors, developers and cities. Are there lessons to be learned from the winners from past economic cycles? How has globalization transformed this cycle into structural change that will fundamentally alter the competitive landscape?
Moderator: Andrew Gould, Head of Strategic Consulting, Jones Lang LaSalle, London, UK
Speakers/Panel:
Ian Hawksworth, Managing Director, Capital & Counties, London, UK
Henrik Steinbrecher, Global Real Estate Leader, PricewaterhouseCoopers, Stockholm, Sweden
Simon Clark, Head of European Real Estate, Linklaters, London, UK
II. Technology—Transforming the Urban Fabric
New Century Cities projects integrate information, communication and media technologies into the physical, social and commercial fabric of the community. Building facades, streets, public places and street furniture blend the physical and the digital into a new public environment that brands the project as a place of the future. “Digital Media Streets” and “Media Markets” create new urban experiences.
Moderator: Michael Joroff, Senior Lecturer, Dept. of Urban Studies and Planning, MIT, Cambridge MA, USA
Speakers/Panel: TBC
III. Energy—emPowering Cities
Europe’s cities are the most energy efficient in the world. This is a key competitive advantage, and will become more so in an energy starved future. What practical strategies are developers and cities pursuing today to maintain this lead? How is holistic thinking integrating denser land use, infrastructure and transport? The session will consider the case study of Hammarby (Stockholm) where low energy development has been achieved, and consider wider progress made identifying key implications for future success in the European Property Investment Market.
Moderator: Greg Clark, Senior Fellow EMEA/India, ULI, London, UK
